There’s a lot going on with Ralph Stevens Road. Although there is growth all over Holly Springs, Ralph Stephens Road seems to have become the latest hot-bed for new development. We’ve been getting a lot of people asking about Lowes and Wegmans, when construction is going to start, what’s going where, etc. Here’s a comprehensive map of the construction on and around Ralph Stevens, to try to keep you up to date.
1) Mungo Homes – Approved
A plan for 292 multi-family townhomes on 56 acres has been approved to be built off of Ralph Stevens Road, southeast of Avent Ferry Road. The area runs from the edge of Autumn Park subdivision to Ralph Stevens Road, then crosses over Ralph Stevens and continues to the GCF Donation Center. The required amount for tree preservation is 5.51 acres; the approved plan has 6.32 acres for preservation.
2) Village Gate – Proposed
Paperwork has been submitted to change the zoning with a conditional use proposal. The area has been broken up into three different zones. 21 would feature studio, one-or two-bedroom units. 23 would have a minimum of 50 units of the total multi-family units as workforce housing dwelling units. The requested zoning change would allow the developer to use the space to include retail, office, and residential use. Further zoning conditions specify the town will get much needed housing diversity – with the stipulations of workforce housing as well as senior apartments. This initial proposal is for the zoning only right now.
3) Oasis Church – Proposed
A plan has been submitted for a new Oasis Church to be built. The address is 1828 Ralph Stevens Rd. The building would be 24,720 square feet, and would provide 317 parking spaces. The breakdown of the building would include the sanctuary, an assembly hall, office space and a day care.
4) Lightbridge Academy – Approved
If you’ve been through the intersection, you’ve seen crews prepping the site for the new Lightbridge Academy. The facility will be 11,200 square feet, with 9,600 square feet of outdoor play area. There will be access from both Ralph Stevens Road and Main Street. Lightbridge Academy is a childcare facility with locations throughout New Jersey, eastern Pennsylvania and New York. The same owners are opening Lightbridge Academy in early 2020 as part of the Sweetwater complex in Apex, and looking at having the Holly Springs location opening in Spring of 2020. The facility is being built by local couple Brian and Rebecca Grovenstein. Brian comes from the IT industry, and Rebecca is currently a teacher.
5) Holly Springs Long Term Care – Proposed
We first told you about the Holly Springs Long Term Care facility in the May/June issue of this year. As a recap, the facility would be located at 1936 Ralph Stephens Rd. The site plans includes a 2-story, 66,169-square-foot facility on 10.08 acres of land. Plans show an 86-bed facility as well as 4 courtyards, a maintenance building and parking lot.
6) Hawthorne at Holly Springs – Proposed
805 Piney Grove Wilbon Road. Development plan for 185 multi-family dwellings. The proposal includes seven three-story buildings on the property, along with a 1,000 square-foot clubhouse and a pool, on just over 14 acres of land.
7) Exchange at Holly Springs – Approved – under construction
1936-2000 Ralph Stevens Rd. Construction has been going on for some time now on the 316-unit multi-family units that are being built on the 21.77-acre parcel.
8) Holiday Inn Express – Proposed
Plans have been submitted for a 4-story, 53,320 square-foot hotel that would sit on the property behind IHOP and Firestone (looking from HWY 55). We’ll provide more details in the future if this is approved.
9) Collins Park – Approved
Plans have been approved to connect Ralph Stevens Road with the parking lot and access road behind IHOP, therefore also connecting it to the Walmart lot and Hwy 55. The connection will be in the form of a traffic circle, in order to help keep traffic flowing at that interchange.
10) Aldi Supermarket – Approved
We first told you about Aldi way back in the July/August issue of 2018. The store will be 19,975 square feet, will be just the next building south on Hwy 55 from IHOP. There will not be direct access to Hwy 55, but it will actually be accessed from either the access road between the store and IHOP, or the new road leading to the traffic circle at Collins Park.
11) Fins Car Wash – Proposed
Although the car wash is proposed to be on the corner of Ralph Stevens Rd. and Hwy 55, there would not be access from Ralph Stevens Rd. or Hwy 55 to the facility. The access will be from the roads behind the facility. The proposal includes an automatic car wash (drive through) with 22 vacuum stations.
12) Lowe’s Commercial Master Plan – Approved
Now for the moment that you’ve all been waiting for. We get asked more about this plan, than anything else coming to the area. Although we first told you about Lowe’s last year in the Nov/Dec issue, and just told you about Wegmans in the last issue, it seems it’s worth repeating. Here is a clearer drawing of where the stores will be built. Combined with the comprehensive map, it should clear up any confusion. We don’t have completion dates yet for you, but be looking for them in upcoming issues.
13) Wildwood Subdivision
Construction finished in the Wildwood subdivision last year, with 157 lots total. Although the neighborhood isn’t that new, the completion is relatively new, and the map placement relevant, so we included it.
