Calvert Sports Academy and Development Center – Proposed
A proposal has been submitted to build a 272,000-square-foot indoor sports training facility southeast of the I-540 ramp to Hwy 55 South. The four-story “Ice Sports Complex” will house an ice rink and comes with plans to attract ice-related sports from along the east coast.
Holly Springs Self Storage
A self storage center is almost finished at 1307 Holly Springs New Hill Road, just west of the intersection of Old Holly Springs Apex Road. The lot is 2.93 acres with 3,500 square feet of office space, 5,000 square feet of office storage, and 600 storage units.
Collins Park Retail – Proposed
The property is located at 2201 Ralph Stephens Rd. The proposed project will be located behind Aldi, between the Holiday Inn and Ralph Stevens Road. The proposal includes a Bojangles restaurant and a 1,200-square-foot commercial/retail space.
Children’s Lighthouse Childcare
A new childcare center has been approved at 1605 Avent Ferry Road, directly across from the Holly Meadow Drive entrance of Holly Glen. This includes a proposal for a traffic light at the entrance. The childcare center will be 11,308 square feet, and the property will also include an 8,500-square-foot building for future retail. Children’s Lighthouse is a franchise with locations throughout the U.S. There are currently three other locations in the area, including one in Apex, one in Cary and one in Raleigh.
Avent Ferry Commercial – Proposed
This proposed commercial mixed-use building would be at the corner of Avent Ferry Road and Ralph Stephens Road (across from Sheetz). The 2.54-acre parcel is located at 1201 Avent Ferry Road and the design includes a two-story layout with 11,479 square feet on the ground floor and 13,348 square feet on the second floor.
HPC-Phase II
This 16,000-square-foot building on 1.89 acres is almost finished at 224 Premier Drive. It’s a flex-use space and matches the style of the original building next to it, which currently houses 55 Auto Works, Make an Impression and Trademark Seamless Gutter.
Green Oaks Business Center
Next to HPC-Phase II, and behind the KAT Volleyball space, construction has begun on another commercial space. The 6,600-square-foot building is listed as flex-space.
350 Green Oaks
A 24,998-square-foot commercial building is being built at 350 Green Oaks Parkway, under the project name 350 Green Oaks. The lot is 2.959 acres with the proposed use listed as warehouse/office that includes 7,797 square feet of office space and 17,201 square feet of warehouse space.
Holly Springs Business Park – Proposed
The proposal is for 420 Green Oaks Parkway in the Holly Springs Industrial Park. The 14.82-acre vacant lot is located directly behind the Green Oaks Business Center, which is currently under construction at the corner of Green Oaks Parkway and Premier Dr. The Business Park would consist of five buildings, with one building covering 12,155 square feet, two buildings covering 14,168 square feet each, and two buildings at 24,810 square feet each.
Green Oaks West – Proposed
A plan has been submitted to develop the parcel of land at the southwest corner of Holly Springs New Hill Road and Green Oaks Parkway. The 121.53-acre space extends from Holly Springs New Hill Road to Thomas Mill Road, and from Green Oaks Parkway to where Thales Academy sits across the street. The project breaks the property into five tracts, each with a different description for use.
Tract A is 9.65 acres with 100 residential units and a 100,000-square-foot footprint of non-residential space.
Tract B is 12.25 acres with 500 residential units and a 100,000-square-foot footprint of non-residential space.
The Office Mixed Tract is 23.03 acres with a 250,000-square-foot footprint of commercial space.
The Clean Technology Edge Tract is 10.61 acres with a 60,000-square-foot footprint of commercial space.
The Office Institutional Mixed Tract is 34.86 acres with 100 residential units and a 425,000 ft2 footprint of commercial space.
I-540 and Holly Springs
Many of us have been watching the future route of I-540, as it will impact sections of Holly Springs. In the past, we’ve created maps to make our “best guess” as to where it will be. The Town of Holly Springs now has a very clear map of where I-540 will snake through Holly Springs. You can see here what it’s going to look like.
